Not all building works require planning permission.
On domestic buildings that have not had extensions before it is often the case that small to medium sized extensions around the side or rear or detached garages will not need planning consent.
Alterations or extensions to the front of buildings often do need permission.
Local Authorities or Architects can give you guidance on this.
If you need to speak to an architect we can give you a contact name to speak to.
The majority of building work will require building regulations approval.
This will either be by completing a ‘building notice’ form for works of a simple nature or by full submission of working drawings, structural calculations etc for an extension for example.
Even window replacements are subject to building regulations approval.
If you do not get the relevant approval you will have difficulty when you want to sell your property as Solicitors and lenders always pick up on these matters.
If you need advice, speak to your Local Authority Building Control Office or an Architect or Surveyor.
