Rosslee was awarded the contract to fully refit three floors (ground, first & second) of an existing seven-floor office building in Bolton’s town centre.
The new internal construction consists of a floating floor with a 150mm service void under the floor which the services run through to give power and data to the floor boxes, which in turn serve the new furniture arrangements. The top cover to the under-floor pedestals are 600x600x40mm chipboard floor pans, on top we have laid a 600×600 carpet tile.
The suspended ceilings in the main area are perforated metal with a void above of 600mm which has the existing and supplemented ducting system that provides fresh air & heating/cooling throughout all the floors.
All walls were constructed from the existing floor slab (not the floating floor) to the underside of existing soffit (not the suspended ceiling). New internal walls have been constructed to form various rooms and all with an acoustic rating.
The walls consist of a metal stud with 2×12.5mm plasterboard either side with 25mm & 50mm sound insulation between, dependant on the room function. The walls have been taped, jointed, emulsion finished, with timber skirting boards & architraves painted in grey satin wood finish.
Komfort metal glazed screens with acoustic grade doors were fitted to the new walls, acoustic & fire rated door were installed to the screens, the doors of an ash laminate with ironmongery to suit the rooms function.
Kitchens and toilettes were installed, new office desk furniture was set out and connected up, new pod/banquette seating was set out, all floors were fully decorated and finished.
The upper floors are accessed through either the passenger lifts or the central stair core and to gain access to the office spaces a secure access-controlled system has been installed.
