Rosslee Construction were awarded the contract to refurbish four floors of South Lakeland House in Kendal, to provide a modernised work environment for the council.
Phase 1 Works (second floor)
Our task was to add work place electrical and data sockets to the full area for the new desk layout, to form new built-in storage, install a new kitchenette and create two meeting rooms with glazed walls and doors. Council staff were to be relocated to this area.
Phase 2 Works (basement, ground, & first floors)
The works are spread out over three floors, all areas had the electrical installations renewed as required, and mechanical services altered to suit new layouts. On the first floor new offices were formed using stud walls with glazed partitions, which received bespoke designs, new flooring and decoration. Within the ground floor area, two new small meeting rooms were formed using stud walls and glazed partitions, we patched the flooring and fully decorated. Within the basement we installed new flooring throughout, created a drying room with whitrock walls, replaced all ceiling tiles, installed a new kitchen area and cupboards, and fully decorated. These floors were to be leased to new commercial clients.
Deliveries were awkward due to very tight access roads and restricted parking, so we had to plan deliveries for small vehicles, and collections locally to allow the job to run smoothly.
As the phase 1 works were on the top floor of a live building, we developed a management plan to use a designated access staircase to create segregation for our work force and materials, and the council staff in the building.
