Rosslee were awarded the contract to fully refurbish and extend an existing three story Victorian residential property to into a small, children’s home providing overnight accommodation for 4 children and 2 adults.

Initial demolition works required the removal and registered safe disposal of all asbestos as identified in the Asbestos Survey. The existing building then had a full strip out of M&E, and new M&E was installed including electric fuse boards, sockets, switches, and pipework to cylinder and boiler, together with a new fire alarm system.

Where applicable new ceilings were installed (fire rated as necessary), and new stud partition walls were constructed with plasterboard being plastered. New skirting boards were made to match the existing, new doors hung and architraves installed too.

The single story, rear extension was built with block and matching bricks, and a flat roof constructed with two lantern lights installed. A modern new kitchen and full utility room were then fitted and all plaster and the woodwork was decorated.

New plywood placed over the existing floorboards and new flooring finishes were installed throughout with only landings, hallways and stairwells carpeted, all other rooms have vinyl floor finishes.

Externally the new drainage was installed to existing manholes for new foul waste pipe connections. All slates were removed from the roof, new breathable membrane and laths installed, then insulated and re-slated. All timber bargeboards and soffits were replaced with black timber effect plastic fascia and soffits. New rainwater goods were installed. Existing dormer timber windows were replaced with PVC windows and dormer cheeks insulated and cladded for maintenance purposes.

The garden at the rear has been hard landscaped with paving slabs.
