Rosslee were awarded the contract to deliver the internal refurbishment and renovation works at the Hillside Building, a Grade II Listed, three-storey heritage asset in Kirkham, on behalf of Fylde Council. The project forms part of the wider high street regeneration programme supported by the Future High Streets Fund, bringing a prominent historic building back into use for the local community.
The works involved the sensitive refurbishment of the existing building fabric, combining conservation-led repairs with practical alterations to prepare the building for its next phase of use. Key works included site remediation, minor demolitions and layout alterations, structural repairs, drainage works, lift enabling works, basement tanking, timber and window repairs, new and repaired doors, specialist plasterwork including coving, drylining, fire stopping, floor repairs, finishes and decoration, sanitaryware, IPS units and minor M&E installations.
The refurbishment also included upgrading the building’s fire strategy, including the installation of a new dry riser, alongside works to make the internal layout suitable for future managed workspace use. Existing M&E installations were removed and capped off, with further M&E works to be delivered separately.
Working within a Grade II Listed building required a careful and considered approach to protect the historic character of the property while delivering the required modern upgrades. Bespoke timber windows were manufactured in our own joinery workshop, timber repairs, plasterwork and joinery works were undertaken with sensitivity to the building’s existing fabric, helping to retain its heritage value while improving its functionality and resilience.
Rosslee worked alongside DC&MG Associates as Architect and Lead Designer, and Gosling Consulting as the client’s QS and Project Manager, to support coordinated delivery under a JCT Intermediate Building Contract. The project required close communication, careful sequencing and attention to detail to balance structural repair, refurbishment, compliance and heritage considerations.
The Hillside Building project represents a significant investment in Kirkham’s future, supporting the regeneration of the high street and creating a platform for education, skills development and sustainable building practices. By bringing a much-loved historic building back into active use, the project will help preserve local heritage while supporting new opportunities for residents, learners, businesses and the wider community.
