Rosslee were awarded the Design & Build contract to externally and internally remodel and refurbish this 4 storey heritage building in the centre of historic Southport, transforming it into 9 apartments and modern retail units on the ground floor.
This project was funded through the Southport Townscape Heritage Project.
During the remodelling we installed new fire-rated walls to form the apartments on the upper floors, and fire-rated ceilings which are insulated to protect the floors above. Along with these safety features we installed raised floor detail for sound & thermal insulation between the floors.
The 9 apartments consist of 6 one-bedroom, and 3 two-bedroom. All with newly fitted kitchens with all white goods, oven & hob, fridge-freezer, dishwasher, and washing machine with a clean and modern finish. New plumbing to bathrooms & kitchens with waste pipes, and fitted the new bathrooms with either a shower enclosure or over-bath shower units.
The building was fully rewired with an all-electric heating system and a video enabled door entry system for the apartments. New electricity & water connections to the building were also carried out.
We removed and replaced the majority of windows along with the full refurbishment by specialists of the existing stained-glass windows in keeping with the period features seen within the town centre.
Externally, the building had completely new roof coverings and new leadwork to the pediments above the windows. The masonry works were patch repaired, Doff cleaned and the rear elevations were repointed. Alterations to the veranda works including reglazing any damaged areas.
The project required significant road closures in a town centre location, which had to be carefully managed, along with the traffic and pedestrian management.
