Rosslee were appointed by Blackburn and Darwen Council to complete works to the roof and external elevations. 35 Northgate is situated in a prominent location at the junction of Northgate and Blakey Moor. The building is likely to date from the late nineteenth century and has historically been occupied for public house use.
The works included the remedial works to roof including the replacement of broken tiles, renewal of leadwork to sheet roofing, roof valleys and gutters, replacement of flashings to chimneys, pediments and dormers, timber repairs to dormers, masonry repairs and repointing of chimney stacks. Replacement and repairs to rainwater goods.
Cleaning and repairs to external masonry walls, including rebuilding of the gable and isolated repairs to feature stonework. Splicing and repairs to windows and doors to front elevations.
Replacement of windows including bay to rear elevation. Dry rot eradication treatment and remedial works to replace or repair defective timbers and replace contaminated finishes. All external wood work was prepared and decorated to the full building, and a new front door was manufactured to historical records to its original design.
Two original pargetting panels on the dormers had to be removed, templates made and new castings produced to replicate the original detail that had perished over the years.
