Value: £1m Client: Rochdale Council
Rosslee were awarded by Rochdale Council and Historic England the contract to complete extensive roof repairs and shop front alterations in the town centre along South Parade and Drake Street.
The works consisted of roofing, drainage systems, removal and replacement of windows, shop fronts and façades. The works took place in a live town centre environment which required significant planning and constant management of traffic and pedestrians. We also had to manage the liaising with each individual tenant and the council to undertake all aspects of work.
Work commenced with the existing roof being stripped down and any structural defects rectified, then insulated to current standards. Wethen continued to re-roof in approved materials for the area.
The original first and second floor windows were removed and replaced with lead weighted sash windows, this also brought the building up to a modern standard for residential occupation in the future.
The fronts of each property were sympathetically restored, structural defects were repaired, new lintels and stitch repairs were applied. Also the torc cleaning and re-pointing works were completed. Along with render repairs and final decoration to restore façades to their original state. The shop fronts had various altered surrounds which were removed and sympathetic bespoke designs to the history of the building were installed instead. Signage and colour choices were up to the individual client.
Rochdale town centre has been left with a visually appealing shop row and upper floors suitable for future use.
Social Value Delivered
- We employed a local general labourer for the contract duration via the council’s return to work programme.
- We provided the materials and skilled tradesperson time to complete some urgent repair works to the internal entrance area for a local community hub ‘Champness Hall’.
- Our local SME supply chain spend targets were met.
“This is a project that I was very keen to see finished before I left my role in Rochdale. In the grand scheme of things, it’s not the biggest project, but it had the complexity of projects many times it size.”
Nick Barton – Rochdale Council – Project Manager
“This key part of Rochdale town centre is once again something everyone can be proud of. The new shopfronts are eye-catching and have transformed an area that had become dilapidated and was letting the town down.”
Councillor John Blundell – Economy and Regeneration
